AIA Southern
Arizona chapter president, Ed Marley, assembled a committee of
AIA members to develop a master plan and design guidelines for
the Summerhaven commercial district. This effort was funded by
a $10,000 grant obtained by the AIA from Pima County. Drawing
on the talents of fellow architects, landscape architects, and
planners, committee chair, Phil Swaim, AIA, facilitated a series
of planning workshops open to anyone in the community. The final
plan has been provided to Pima County for implementation.

high school site selection concept design

Vail School
District’s second high school site is located on state land and
has been coordinated with the City of Tucson’s land use and transportation
plans. Integrated with the future park and trail system, this
high shcool will share recreation facilities and the library with
the community. The facilities and curriculum are also designed
to coordinate with Vail’s existing Cienega High School.

This Church
is outgrowing their current facility. Through the programing process
with the Church body we were able to develop several solutions
for phased future growth on their restricted site. This included
pursuing a variance process with the City of Tucson, and integrating
their existing facilities and programs. We are currently working
with the Church on their first phase of Construction.

highland
district master plan

This four
block master plan on the University of Arizona campus includes
over 750,000 s.f. of medical, residential, retail, academic and
administrative facilities. Following the principles of New Urbanism,
the Highland District Master Plan promotes increased building
density to maximize the use of valuable building sites while providing
passageways and gathering spaces that address the need for a human
scaled environment. The master plan is organized around an open
central quadrangle that provides a necessary area of relief from
the dense architecture as well as an activity space for the residents
of the Highland District and the university community.

This Master
Plan redesigned the dormitory area to improve the quality of life
for the residents by creating residential scale dorms and human
scale interactive courtyards. By relocating parking to the perimeter,
the area becomes pedestrian oriented. Recreational facilities
and ramadas create activity nodes. The central dining facility
with an outdoor eating plaza ensures the vitality of the core.
The consolidation of the educational facilities, library, post
office, thrift shop, and other support functions into one building
creates and interactive community center. A three day planning
charette involved over 50 people in the consensus building process.
A large model of the site was constructed, which was used as a
hands-on way to illustrate various design ideas and strategies.
To create
the image above, plans for the redevelopment of the site were
converted into Adobe Photoshop and rendered by color to indicate
phasing. Shadow and detail were calculated and added. While it
appeared three-dimensional, this is actually a two-dimensional
flat rendering. The final computer rendering was them combined
with an aerial photograph of the site to better illustrate what
was to remain and what was to change.

pueblo neighborhood center
1992-1998

Swaim
Associates developed the 32 acre El Pueblo master plan in 1992
for the City of Tucson and has continued with the architectural
services for its implementation. The neighborhood center includes
social service agencies, community meeting rooms, child care,
a public library, a health clinic, a pool facility, a park, adult
education, and a 43,000 square foot activity center. With extensive
community involvement and coordination between the city, county,
and local school districts, the project has full community support.
The campus
is organized around a fiesta plaza with additional courtyards
which encourage social interaction and involvement with the services.
The two story glass activity center entry provides an inviting
view of public art, the second floor track, and the gymnasium.

pueblo
high school master plan improvements

Swaim Associates
provided complete architectural services for the implementation
of the existing Master Plan. Addition and renovation projects
totaling $7.5 million for this 390,000 square foot high school
include new classrooms, renovated science classrooms, athletic
facilities, a central plant, security improvements, an upgraded
auditorium, traffic reorganization to control students, staff
and visitors, and upgrades to minimize vandalism.
