Phase 1 of
a 120,000 s.f. master planned manufacturing/warehousing complex
in Rita Ranch, the A thru Z facility encompasses 30,000 s.f. of
light manufacturing space, 5,000 s.f. of administration offices,
and 15,000 s.f. of manufacturing/warehousing shell space. Completed
in 2004 for $3.24 million, this facility came in at just under
$65 / s.f. - extremely cost effective for the current marketplace.
Phase 2 of the complex is planned to be completed by 2007 with
the final phase slated for 2010.

project combined the requirements of joint building owners in
a 42,000 s.f. masonry office. The project responds to its surrounding
historical context and scenic corridor requirements while maximizing
the potential of the site.

This design/build
project includes a 9,000 s.f. state-of-the-art day care facility
and a Class A 20,000 s.f. office building in Oro Valley, Arizona.
The buildings are sited to capture views of nearby Pusch Ridge
and open out to a central plaza that focuses upon an interactive
public art fountain. Each building, in turn, focuses inward on
their own inner courtyards. The standing seam copper roofs provide
a welcome contrast to the surrounding mission tile roofs that
dominate the valley.

Among
other features, the day care facility is outfitted throughout
with internet connections and cameras so that parents can log-on
the day care website and “visit” their children from wherever
they are any time throughout the day.

An administrative
headquarters and vehicle maintenance facility for Tucson's paratransit
service. Combining administrative offices and vehicle maintenance
in the same building presented a challenge. Swaim Associates responded
by tailoring the mechanical and electrical systems to meet the
differing hours and working environments of these two groups.
The building contains break rooms, locker rooms, and outdoor employee
recreation area, and a childcare center for the employees' use.
Light vehicle maintenance is conducted in six bays, with parking,
fueling, and van washing on site.

ceramics research

This cutting
edge facility houses laboratories and manufacturing space for
the development of high technology ceramic products and provides
office space for executives and staff. Field inspection of existing
equipment, including rapid prototype machines, CNC equipment ,
hot presses and machine shop equipment, was performed to ensure
that all pieces are properly accommodated. Process piping for
deionized water, nitrogen and argon gasses, compressed air and
natural gas run throughout the manufacturing area. Isolation pads
are used under the equipment to minimize vibration transfer through
the facility.
The office
area includes private offices, an open office space with systems
furniture and a large conference room. While security is a major
concern within this industry, the design incorporates the necessary
systems while projecting an open and welcoming presence.

Maximum
site utilization and building area were achieved by creating a
larger upper floor which projects beyond the smaller ground floor,
thus creating covered parking and pedestrian areas and allowing
additional site landscaping. The resulting elongated, view-oriented
upper floor facade consists of a structural, glazed space frame.
A glassed-in atrium provides light to the upper floor lobby and
common conference room.
By
the innovative use of standard, economical building methods and
materials, the design departs from the conventional image of the
Tucson small office building, yet achieves this within a comparable
budget.

To produce
distinctive office space with maximum orientation to mountain
views on the North and to utilize the difficult site to its highest
potential. Maximum parking, and thus a greater building area,
was achieved by utilizing space beneath the building.
By responding
to the sloping site, an additional office floor was made possible
on the more desirable step-backed, balconied, north facing wing.
Circulation is oriented around a day lit, landscaped atrium.

A small branch
banking office which also houses regional executive offices, the
inverted mirrored pyramid is a functional response to the greater
area imposed by the upper floor and the owner's desire to achieve
a unique visual image - a single, strongly-identifiable form.
Glass corridors bridge between the masonry stair towers and the
second floor. The drive-thru teller lane tunnels through the base.
A space-framed skylight allows natural light to penetrate a central
atrium to the ground level banking floor.

professional associates dental offices

This 12,000
square foot building houses six separate practices including general
dentistry (four suites), orthodontics and periodontics. Each suite
includes reception/waiting spaces, exam rooms, x-ray rooms, offices
and laboratories. Exam rooms are equipped with nitrous oxide and
oxygen as well as standard dental equipment. Mechanical equipment
such as vacuum units and air compressors are located in a basement
level to minimize noise.

An office
bulding for a six-member law firm, all facilities are functionally
oriented around a central work core to maximize efficiency and
minimize duplication of staff facilities. Spaces formed by the
office modules define individual lanscaped courtyards. Stucco
finished masses, deeply recessed openings and rough timber beams
provide a regional character.
